Life on the Lake
My client wanted to sell their waterfront property in Toronto. Despite the obvious beautiful setting and open space of this property, I recommended staging in order to optimize the selling price. Through the use of many reflective surfaces and lower furnishings, we offset lower ceiling heights and optimized the selling price. The result was the highest price/square foot ever achieved in the building.
This was perhaps the most challenging of all projects. It took me 4 visits before I agreed to tackle this project. It was really only half a house - 22 feet deep with a makeshift kitchen attached to the back of the home. In the end, we added another 22 feet to the back of the house, including the basement, main and 2nd floors. The results were extraordinary. When it sold, it fetched more then a $1,000,000 over the purchase price, with a $300,000 investment. This process took place over a 2 year period.
